Office Remodel Underway Near Culver City Stairs

A small industrial building near the Culver City Stairs is being rehabilitated as creative office space.

The property, located at 6050-6056 W. Jefferson Boulevard, was originally developed in the early 1950s with a utilitarian brick structure.  Under a renovation designed by Corsini Stark Architects, the building will offer 14,400 square feet of rentable space - including a mezzanine level - as well as outdoor lunch and meeting areas.

Renderings of the project's interior show high bow-truss ceilings and an open floor plan.

Completion of the remodel is anticipated in the second quarter of 2018.


Work Begins for Office Building at 8777 Washington

Clarion Partners and Lincoln Property Company have started demolishing the former Surfas Culinary District near Culver City Station, the next step towards the development of a mixed-use office complex on the property.

The project site, located at 8777 Washington Boulevard, is slated for a four-story structure that will offer 128,000 square feet of offices with underground parking and approximately 4,500 square feet of ground-floor retail.

Gensler is designing the project, which will feature floor-to-ceiling windows on all of its upper levels.  The design has evolved slightly from the most recent iteration of the project presented in mid-2017.

SWA Group is serving as 8777 Washington's urban designer and landscape architect.

Although the property was poised to become the new Los Angeles headquarters of HBO, the Real Deal reports that Apple is now in talks to lease the entire building as the new home of its content division.  Surfas Culinary District had also announced plans to remain at the property through a "new food concept,"although it is unclear whether or not the restaurant supplier is still involved with the project.

Prior to Lincoln and Clarion taking control of the property, former owner Vitruvian Culver City had envisioned 8777 Washington with a different mix of programming.  When the project first emerged, it had called for just 30,000 square feet of offices, in addition to 80 apartments and 16,000 square feet of retail space.

The 8777 Washington development joins a handful of mixed-use projects planned or underway near Culver City Station.  The four-story building will sit directly across the street from Ivy Station, a under-construction development that will feature office space, apartments, a hotel, ground-floor retail and open space for transit passengers. 

East toward the nearby Helms Bakery District, another mixed-use project feature apartments and retail is slated to replace a series of small commercial buildings.

Crane Action at the Culver Steps Development

Hackman Capital Partners has taken another step forward with the Culver Steps development at 9300 Washington Boulevard, with the installation of a tower crane at the project site.

The project, which officially began construction in November 2017, will consist of a four-story building containing 75,000 square feet of office space, 40,000 square feet of retail and a 35,000-square-foot public plaza.

EYRC Architects is designing the Culver Steps, with landscape and open space work by SWA Group.  The project is named for an iconic staircase that melds the building into the surrounding plaza.

Completion of the Culver Steps is expected in 2019.

Hackman is also planning a 400,000-square-foot expansion of the adjacent Culver Studios campus, which will eventually become the new home of Amazon Studios and several other subsidiaries of the Seattle-based tech giant.  The Real Deal reported last month that Amazon has also leased the office component of the Culver Steps.

Another Office Building Ready to Rise in Culver City

With financing now in hand, construction is set to begin for a new creative office building near the Expo Line's Culver City Station.  Quantum Capital Partners has announced a $38-million construction loan for the third phase of Platform, the Runyon Group's mixed-use campus between Downtown Culver City and the Hayden Tract.

The project, located at 8888 Washington Boulevard, will consist of a four-story building containing 66,000 square feet of offices atop 6,000 square feet of ground-floor commercial space and an automated parking garage in three basement levels.  It joins existing office and retail space at the Platform, which the Runyon Group completed in 2015.

As with the first two phases of the project, Abramson Teiger Architects is designing the low-rise office building.  The contemporary structure will feature an exterior of custom glass fiber reinforced panels, embedded with LED lighting strips.

Completion is anticipated in Summer 2019.

The project is the four major development to break ground in recent months between Downtown Culver City and the Expo Line.  Work is long underway at the landmark Ivy Station and Culver Steps developments, and another mixed-use office building recently began site preparation at 8777 Washington Boulevard.
